Private
sheltered housing (ie sheltered housing for sale) is usually built by
private companies, or developers, and then run by a separate management
organisation. This employs the warden and organises other services etc.
You pay a service charge for these costs.
If you buy a new property, only do so from a builder registered with the
National House Building Council (NHBC). This gives you the protection
you need against structural defects etc.
You must get professional financial and legal advice on buying sheltered
accommodation and paying the service charge and running costs. Contact
your bank, building society, solicitor or local Citizens Advice Bureau.
You might also want to speak to an independent financial adviser.
